- 4 scheduled preventative visits per year (quarterly), with seasonal focus (spring gutters / summer HVAC / fall heating / winter freeze protection)
- HVAC filter replacement (standard 1" filters included)
- Smoke/CO detector & GFCI testing, with detector batteries replaced
- Minor tighten, caulk, and touch-up items
- Condensate drain + dryer-vent check
- Exterior hose bibb shutoff check
- Before/after photo documentation and a written visit summary with a prioritized action list (Urgent / Routine / Watch)
- One point of contact for all repairs — we coordinate vendors and techs for you
- Written estimates before any repair work begins — nothing proceeds without your approval

Repair parts, materials, equipment replacement, and corrective repairs are not included in the monthly price — they are quoted separately at cost (labor at the agreed rate) and only proceed with your written approval. Pest control, landscaping, pool/spa service, and emergency/after-hours callouts are outside the plans unless separately arranged. Membership terms, including the initial term and cancellation, are set out in the Customer Enrollment Agreement.
